My name is Chapel Rice. This website provides Free, No Sign Up financial tools and content. The primary products are the Cash and Net worth Projection App and the Real Estate Investment Proforma, both available immediately without any account creation.
My hope is that these apps and the corresponding content will help you think about your finances and investments, and that they will help you make sound financial decisions. Zig Ziglar said something along the lines of "Money is not the most imporant thing in life, but it is a close second to Oxygen." He is right. The things that really matter are Family and Faith, but you need money to raise a family or affect the world through your faith.

Cash Flow Projection apps - Google Sheet and Webapp
The purpose of the Cash Flow Projection apps are to project your cash and portfolio position over the next 36 months. It does this by making it easy for you to track out income and expenses and model investments you may have such as properties. This will help you answer questions such as:
- When will I be able to put a down payment on a house?
- Can I afford to invest in a given opportunity?
- Do I need to change my spending habits to reach my goals?
I built the Web App version first, but quickly realized that the flexibility of a true spreadsheet will be far better for users. I recommend downloading the Google Sheet and building your projection with it. It will be easier to maintain and provide better flexibility to fit your situation. The web app runs entirely on your browser, meaning I will not be able to see any of your data. Similarly, once you copy the Google Sheet to your drive, I will not be able to see your data.

Real Estate Proforma
The real estate proforma is meant to answer the question: "Is this property a good investment?"
The proforma takes in assumptions about the property and projects how an investment in the property will perform. It is built with scenario analysis for rental properties in mind. There are four scenario slots. All scenarios match the first scenario until they are adjusted, and this makes it very easy to quickly see how changes in a given assumption will affect performance. I have personally used it to test scenarios of building duplexes vs bringing in mobile homes vs leasing mobile home lots on my property.
